November is an important month for homeowners in San Miguel de Allende. The summer rainy season has ended, the days remain bright, and cooler nights can reveal problems that developed during months of heat, moisture and storms. This is an ideal time to inspect the home before minor deterioration becomes a major and costly repair.

November is the ideal time to catch damage before another rainy season begins.

1. Cantera Stone

Cantera stone is beautiful and common throughout San Miguel, but it is porous. When joints are not properly grouted or the stone is not correctly sealed, moisture can penetrate and contribute to staining, erosion, crumbling edges and gradual decay. Black areas may be lichen, mold, or airborne pollution and soot trapped in microscopic pores. The cause should be identified before harsh chemicals or pressure washing are used.

2. Roofs & Waterproofing

Roofs and waterproofing deserve attention after the rainy season. Strong sun, temperature changes, standing water and seasonal rain accelerate deterioration of sealants and waterproof membranes. Small cracks or failed coatings may not be obvious until moisture reaches interior walls, ceilings or structural materials.

3. Wooden Beams

Exposed wooden beams, or vigas, require more than a quick visual review. A technical inspection looks for moisture staining at beam ends and roof interfaces, surface softening, fungal decay, insect exit holes or frass, connection deterioration and sagging. Repeated wetting can reduce wood strength and promote decay, while termites or wood boring insects may remove material internally even when the exterior still looks sound. Deterioration where a beam bears into masonry can indicate reduced structural capacity and may require evaluation by a structural engineer. Once the wood is confirmed to be sound and dry, proper cleaning and sealing can help protect the beams for another year.

4. Plumbing & Electrical

Plumbing and electrical systems can also develop hidden problems. Slow leaks, corroded fittings, loose connections, overloaded circuits or older installations may continue functioning while damage develops out of sight.

5. Three Inspection Scenarios

Pre-Offer Inspection: Helps buyers identify visible repairs, roof and drainage concerns, and electrical or plumbing issues before making a commitment.

New-Home Inspection: Provides an independent review before final acceptance and can generate a documented punch list for the seller or contractor. It helps identify unfinished work, missing sealants, leaks, testing issues and items that should be corrected before turnover.

Maintenance Inspection: For existing owners, a maintenance inspection is a practical way to protect the home’s long term value. Finding a deteriorated grout joint, failing waterproof membrane, slow leak, damaged beam or electrical concern early is usually easier and less costly than repairing the consequences later.

A professional inspection protects both your home and your long term investment.

November offers a natural opportunity to review your home’s condition, plan preventive maintenance and protect your investment before another year of San Miguel weather begins.
