What does the 90-day baseline visit include?

Gustavo and the team walk the whole property: roof, terraces and drains, glass and metal frames, plumbing, cisterns and pumps, and a full safety walk. Everything is photographed and logged into a home systems inventory. You receive a written report in English with priorities, so the plan starts from facts, not guesses.

Is a maintenance plan worth it for a newer home?

Yes. Sun, rain and hard water in San Miguel age sealants, coatings and fixtures faster than most owners expect, regardless of the home's age. On a newer home the plan is mostly prevention, which is far cheaper than the water damage a missed seal causes.

How often do you visit?

The rhythm follows the seasons: a post-rain verification in the fall, a repair window in the dry months, pre-rain preparation in spring, and monitoring during the rainy season. Most homes see us at least twice a year, plus any repairs the plan calls for.

Can you look after my home while I am away?

Yes. Many of our clients live in San Miguel part of the year. The plan includes seasonal checks whether you are here or not, and you receive photos and a short report after every visit.
